RECOMMENDATION
Staff recommends that City Council approve Amendment 3 to increase the Gross Maximum Price (GMP) with Sletten Construction to $44,829,865 adding $1,143,106 for the additional work to perform the concourse restaurant build out.
BACKGROUND (Consistency with Adopted Plans and Policies, if applicable)
During initial discussions regarding the scope of work for the Terminal Concourse Expansion Project to determine the GMP, all work for building out the restaurant space was removed other than the construction of the facility shell. Everyone on the design team agreed this was logical since the process for finding a restaurant concessionaire was well into the future, and not knowing how the space might be built out would most likely result in remodeling new space if any work was performed on the restaurant in advance. Subsequently, no pricing was included in the GMP for the restaurant build out. Once the Concessionaire, Sky Dine, was selected and the plans for the restaurant were completed, the Contractor, Sletten Construction, could provide a price for the Airport's portion of the build out, which includes all the rough in work for plumbing and electrical, the HVAC equipment install (hoods, air returns), and the separation wall between dining and the kitchen. The price for this work is $1,143,106 and will increase the GMP with Sletten Construction to $44,829,865. Federal grant funds will pay for $1,009,640 or approximately 88% and the Airport will use local capital funds of $133,466. The contractor anticipates approximately six months to complete the restaurant assuming there are no major material delays.
ALTERNATIVES
City Council may:
- Approve Amendment 3 to the GMP with Sletten Construction for an additional $1,143,106; or
- Not approve Amendment 3 to the GMP with Sletten Construction and delay the completion of this new concession space located on the new Terminal Concourse.
FISCAL EFFECTS
The price for this Amendment 3 work is $1,143,106 and will increase the GMP with Sletten Construction to $44,829,865. Federal grant funds will be used for $1,009,640 or approximately 88% of the cost and the Airport will cover the balance with local capital funds of $133,466, which are available in the Airport's capital construction fund.
