Approve the over-the-counter sale of tax deed properties as set forth in the attached Exhibit A, plus related administrative fees.

Background:

Two OTC bids have been received and are reflected on the attached report; in addition, the bidder will pay a $75 administrative fee. The bid and associated payments have been received by BOS office staff for the parcels listed on the report totaling $1,025.00 ($875.00 for the bids and $150.00 administrative fees).  A total of 2 parcels were bid on.

Exhibit B has the parcels that are left over if this sale gets approved.

Mr. Gray's bid is below the minimum because he cited these reason:

1)  The property was listed for $1,500.00 in your recent Tax Deed Land Sale on line auction with no bids.  This would indicate a  
      value of the property of an amount far less than $1,500.00.
2)  The location of this property is in San Simon and is next to the interstate 10 which creates excessive noise issues and
     problems.
3)  There are no significant, if any, improvements to the property.
4)  There is a fairly week economic climate in San Simon, Arizona.
5)  The Real Estate market in the town of San Simon is very limited.
6)  Past due taxes have existed on this site since 1990; that is 28 years.  During this time no one has picked up the certificate of
     purchase which indicates a solid lack of demand for this site.

Department's Next Steps (if approved):

Deposit check and provide Sold Parcels list to County Treasurer; when funds clear, issue & record deeds.

Impact of NOT Approving/Alternatives:

Properties will not be sold and will not be put back on the County's tax roll.
