Adopt Zoning Ordinance 24-04 to rezone tax parcel 403-54-241A from R-36 (Residential District, one dwelling per 36,000 square feet) to RU-4 (Rural District, one dwelling per 4 acres) pursuant to the application of Mohamad Hodai.

Background:

The county received a request from Mohamad Hodai (applicant) to rezone APN 403-54-241A from R-36 (Residential District, one dwelling per 36,000 square feet) to RU-4 (Rural District, one dwelling per 4 acres). The undeveloped parcel is located within Sunsites Ranches Unit #4 and totals about 7.7 acres.

Department's Next Steps (if approved):

The department will update the zoning map to reflect the new zoning district.

Impact of NOT Approving/Alternatives:

The parcel will retain its current R-36 zoning district classification. Future development will conform with applicable use, site development, and building code requirements.
