Adopt Zoning Ordinance 25-06 to rezone tax parcels 117-06-063, 064, 066, 067, 074, 075, 076, 077, and 078 (District 3) from SR-43 (Single-Household Residential, one dwelling per 43,000 square feet) to RU-4 (Rural District, one dwelling per 4 acres) pursuant to the application of Paul Prince.

Background:

The County received a request from Paul Prince (applicant) to rezone tax parcels 117-06-063, 064, 066, 067, 074, 075, 076, 077, and 078 from SR-43 (Single-Household Residential, one dwelling per 43,000 square feet) to RU-4 (Rural District, one dwelling per 4 acres). The parcels total about 10 acres and are located in Sunsites Unit #2 along Windsor and Yale Streets between Cochise Stronghold and Palm Roads. The applicant requests rezoning the property to RU-4 to build a residence and accessory structures using the County owner-builder program. 

Department's Next Steps (if approved):

The department will update the county zoning map to reflect the new zoning district.

Impact of NOT Approving/Alternatives:

The parcels will remain SR-43 and future property improvements will conform to applicable use and site development standards of the SR-43 zoning district.
