Work session: SR-174 Accessory Uses
Background:
Planning staff are proposing an amendment (Docket R25-01) to the zoning regulations, focusing on definitions and permitted accessory uses within the SR-174 zoning district. This initiative responds to recent community opposition to downzoning efforts in antiquated subdivisions like Sunsites, where restrictive SR zoning limits the construction of accessory structures prior to the construction of principal structures also limits the height of the accessory structures to less than the height of the primary structure. The proposed changes aim to address these concerns by potentially allowing more flexibility in land use while maintaining the character of single-family residential areas. During the May 14, 2025, Planning and Zoning Commission meeting, staff will present background information, zoning comparisons, and potential amendment options to gather feedback and direction for drafting formal changes.
