Adopt Zoning Ordinance 25-09 to amend Articles 2.03 (Definitions) and 2.24 (SR Permitted Accessory Uses) of the Cochise County Zoning Regulations.

Background:

Docket R-25-01 is a proposed amendment to the Cochise County Zoning Regulations, specifically Articles 2.03 (Definitions) and 2.24 (SR Permitted Accessory Uses). The amendment adds flexibility to Single-Household Residential District (SR) regulations by allowing accessory structures to be built prior to and larger than principal residential structures on parcels zoned SR and consisting of at least 4 acres that are located within an antiquated subdivision. This is a staff-initiated amendment in response to direction received from the Board of Supervisors and Planning and Zoning Commission. The Commission recommended approval of the amendments during its June 11, 2025, regular meeting by a vote of 7-0.

The Department will update the Cochise County Zoning Regulations to reflect approved amendments.

Impact of NOT Approving/Alternatives:

The Cochise County Zoning Regulations would remain in effect without the proposed amendments to Articles 2.03 and 2.24.
