Dockets CPA25-01, RZ25-02, and SU25-02: Applicant-initiated requests to change land use and growth area designations of 33 acres from Rural to Developing and from Category D – Rural Areas to Category C – Rural Community Areas, and rezone approximately 101 acres from RU-4 (Rural District, one dwelling per 4 acres) to GB (General Business District). The applicant also requests a Special Use Authorization for a Truck Stop.

Background:

The county received concurrent Comprehensive Plan amendment, rezoning, and Special Use Authorization requests from Sunaka LLC (applicant) to amend Comprehensive Plan land use and growth area categories of 33 acres out of APN 302-15-001D from Rural to Developing and Category D - Rural Areas to Category C - Rural Community Areas and rezone APN 302-15-001D, APN 302-15-011, .6 acres out of APN 302-15-001H, and 2.7 acres out of APN 302-15-013D from RU-4 to GB. Along with Plan amendment and rezoning requests, the applicant also requests Special Use Authorization approval for a Truck Stop with fuel center, repair facilities, and truck parking. The properties total approximately 101 acres and are located west of Bowie along Interstate 10 Business Loop near Exit 362.
