Agenda Item Text:
Discuss current zoning regulations pertaining to Accessory Living Quarters.
Background:
During the Community Development Annual Work Plan work session, Staff was directed to review the current zoning regulations pertaining to Accessory Living Quarters in an effort to explore the possibility of increasing the maximum Accessory Living Quarters footprint currently allowed.
The current zoning regulations define Accessory Living Quarters as attached or detached structures that provide for an incidental and subordinate function in size and purpose to a principal dwelling. Accessory Living Quarters are typically used for guesthouse or as quarters that are typically used for the ill, elderly, or disabled, or their caretakers. Furthermore, ALQ's may be no more than 850 square feet and shall not be more than 70% the size of the principal dwelling.
Staff will present and discuss how other entities regulate and approach ALQ permits as well as the pros and cons of increasing the maximum ALQ footprint. Staff will discuss some alternatives and recommendations that have been crafted to date that may work well for Cochise County.
