Adopt Resolution 25-04 and Zoning Ordinance 25-07 to amend Comprehensive Plan land use and growth area designations of 33 acres out of tax parcel 302-15-001D (District 3) from Rural to Developing and from Category D - Rural Areas to Category C - Rural Community Areas and rezone tax parcels 302-15-001D and 302-15-011, .6 acres out of tax parcel 302-15-001H, and 2.7 acres out of tax parcel 302-15-013D from RU-4 (Rural District, one dwelling per 4 acres) to General Business District (GB) pursuant to the application of Sunaka LLC - Om Parkash.

Background:

The County received a request from Sunaka LLC - Om Parkash (applicant) to amend land use and growth area designations of 33 acres and rezone 101.4 acres from RU-4 (Rural District, one dwelling per 4 acres) to General Business District (GB) to allow a truck stop. Current uses include a recreational vehicle park, a convenience store with fuel sales, and a residence, and proposed uses include a new fuel center, parking areas, and repair facilities for large trucks.

Department's Next Steps (if approved):

The department will update the county zoning map to reflect the new zoning district.

Impact of NOT Approving/Alternatives:

The parcels will remain RU-4 and future property improvements will conform to applicable use and site development standards of the RU-4 zoning district.
