Docket RZ25-08: An applicant-initiated request to rezone APNs 407-68-007A, 407-68-008B, 407-68-010, and 407-68-013E from RU-4 (Rural District, one dwelling per 4 acres) to LI (Light Industry District). The parcels total about 116 acres and are located at the approximate southwest corner of Highway 80 and James Ranch Road.
Background:
The county received a rezoning request from Tactical Holdings LLC (applicant) to rezone approximately 116 acres (tax parcels 07-68-007A, 407-68-008B, 407-68-010, and 407-68-013E) from RU-4 (Rural District, one dwelling per 4 acres) to LI (Light Industry District). The property is located at the southwest corner of Highway 80 and James Ranch Road and proposed warehousing and storage land uses along with a truck stop are intended to support commerce-related activities associated with the new Port of Entry west of Douglas.
