Adopt Zoning Ordinance 25-13 to rezone tax parcel 408-34-005C from RU-4 (Rural District, one dwelling per 4 acres) to LI (Light Industry District) pursuant to the application of Tactical Holdings LLC (Supervisor District 2).

Background:

The County received a request from Tactical Holdings LLC (applicant) to rezone tax parcel 408-34-005C from RU-4 (Rural District, one dwelling per 4 acres) to LI (Light Industry District). The property totals approximately 92 acres and is located along James Ranch Road about 3/4 mile south of Highway 80. Proposed warehousing and storage uses are intended to support commerce-related activities associated with the new Port of Entry west of Douglas.

Department's Next Steps (if approved):

The department will update the county zoning map to reflect the new zoning district.

Impact of NOT Approving/Alternatives:

The parcel will remain RU-4 and future development will conform to applicable use, site development, and building code requirements of the RU-4 zoning district.
