Adopt Zoning Ordinance 25-14 to rezone tax parcels 407-68-007A, 407-68-008B, 407-68-010, and 407-68-013E from RU-4 (Rural District, one dwelling per 4 acres) to LI (Light Industry District) pursuant to the application of Tactical Holdings LLC (Supervisor District 2).

Background:

The County received a request from Tactical Holdings LLC (applicant) to rezone tax parcels 407-68-007A, 407-68-008B, 407-68-010, and 407-68-013E from RU-4 (Rural District, one dwelling per 4 acres) to LI (Light Industry District). The property totals approximately 116 acres and is located at the southwest corner of Highway 80 and James Ranch Road. Proposed warehousing, storage, and truck stop uses are intended to support commerce-related activities associated with the new Port of Entry west of Douglas.

Department's Next Steps (if approved):

The department will update the county zoning map to reflect the new zoning district.

Impact of NOT Approving/Alternatives:

The parcels will remain RU-4 and future development will conform to applicable use, site development, and building code requirements of the RU-4 zoning districts.
