Approve Lease Agreement between Cochise County (“Lessor”) and Cochise AirLease, LLC, (“Lessee”) of approximately two (2) acres of land located at Cochise County Airport, adjacent to the taxiway “A” as more particularly described in Exhibit A (“Leased Premises”), for $1,500 per quarter, for a 20-year term effective November 1, 2025, with an option to renew the lease for an additional two terms.
Background:
The agreement will authorize Cochise County (LESSOR) to enter a lease with Cochise AirLease, LLC (LESSSEE) at the Cochise County Airport for exclusive aeronautical purposes, including aircraft operations, maintenance, and storage, with an initial term of 20 years starting November 1, 2025, and options to renew for two additional 20-year periods (maximum 60 years). Quarterly rent is $1,500, adjusted annually by the CPI, and LESSEE may sublease hangar space with County approval for other assignments. The leased premises include existing permanent improvements, notably a 60' x 60' hangar, taxi lanes, apron, and utility hookups. The LESSEE is responsible for maintaining these and any additional improvements in good repair, complying with FAA, state, and local regulations. The lease includes standard provisions for default, termination, insurance, binding obligations, and environmental and indemnity responsibilities.
