PUBLIC HEARING
1.
Docket VAR25-06: An applicant-initiated Variance request from Section 2.18.040 of the zoning regulations to reduce the minimum required setback for a detached garage from twenty (20) feet to ten (10) feet. The property is located at 5272 E. Jenny Drive in Hereford.
Motion by Vice Chair Clint Briseno, Second by Chair Brick
Case planner Taylor provided a presentation, which is preserved in the files.
Board discussion: Vice-Chair Briseno asked whether staff noted if there were other variances in the immediate area. He noted that in the drone image most surrounding lots seemed to conform to the regulations. Director McLachlan stated that this was a newer subdivision, and variances are more common in older areas of the county. Case planner Taylor confirmed Vice-chair Briseno's observation.
Chairman Brick opened the public hearing. Applicant Jeffery Heath provided an applicant's statement. Karen Randle, neighbor, asked whether variances were on a case-by-case basis. Vice-chair Briseno confirmed this was the case and provided an example of a variance in his neighborhood.
Chairman Brick closed the public hearing.
