REQUESTED ACTION:

MOTION TO APPROVE a Second Amendment to Lease Agreement

WHAT THIS ACTION ACCOMPLISHES:

Approval of this item will extend the Broward MPO's office lease from October 1, 2027 for an additional 10 years.

SUMMARY EXPLANATION/BACKGROUND:

In 2010, the Broward MPO signed a Lease Agreement with Tricony Trade Centre South, L.L.C., starting tenancy at the Trade Centre South building, located at 100 West Cypress Creek Road in Fort Lauderdale. For the Lease Agreement, please see Attachment 1. Due to the growth of MPO staff, the Board, and committees, a first Amendment to the original Lease Agreement was signed in 2016 (please see Attachment 2), moving the MPO from the eighth floor to the sixth floor of the Trade Centre South building.

As the Organization's current office lease nears its end, staff procured tenant representative services to assist in identifying where the Broward MPO will be spending the next 10 years. Staff toured four other office spaces within Fort Lauderdale and Plantation. Ultimately, the current landlord of Trade Centre South, HalCar Trade Centre, LLC, provided the most economical, as well as the less stressful, option of not having to move. The landlord will supply new flooring and paint to refresh the office space at no cost to our Organization. In addition, they will provide 12 months of free rent over the 10 year period.

For the proposed Second Amendment to the Lease Agreement, please see Attachment 3. The Second Amendment provides for the facility and services mentioned above until September 30, 2038. MPO and tenant representative staff will be available at the upcoming meeting to address any questions or comments.

MPO STAFF RECOMMENDATION(S):

MPO staff recommends approval of the proposed Second Amendment to the Lease Agreement.
