Extension for Indian River Commerce Planned Development Extensions - Indian River Commerce - 401 & 411 S. Indian River Drive

SUBJECT:

Approval of a two (2) year extension for the Planned Development approval for Indian River Commerce, located at the western half 401 and 411 Indian River Drive, the new expiration date would be March 21, 2022.

SUMMARY:

The applicant is requesting an extension of the approval for Indian River Commerce Planned Development (PD) located at 401 Indian River Drive. The reason for the extension is due to the extended period of time in which it took to receive jurisdictional approvals from the Florida Department of Environmental Protection and the Army Corp of Engineers, in addition to, the construction of the right of way improvements. The approvals and construction of the right of way improvements were required prior to the permitting of the Indian River Villas on the east side of Indian River Drive. The applicant is now in the process of applying for building permits and is seeking an extension as the current site plan will expire on March 21, 2020. The Indian River Commerce site located on the west side of Indian River Drive is presently being utilized as a sales facility for the Villas and needs to remain during the construction of the Villas.

RECOMMENDATION:

Approval of a two year extension until March 21, 2022 for Indian River Commerce Planned Development.  

ALTERNATIVES:

Deny the extension of time, or authorize a different time period than two years.
