SUBJECT:
Approval of a Site Plan extension with Development Review & Design Review for the Fresh Wind Fresh Fire Church located at 401 North 25th Street and formerly known as 400 N 26th Street. The new expiration date would be June 4, 2021.
SUMMARY:
- The applicant has requested an extension in accordance with Sec. 22-58(j): Site plan approval shall terminate twelve (12) months after approval by the city commission if construction of buildings or structures has not been started. If, subsequent to this initial twelve-month period, a valid construction permit is not maintained, the site plan shall be deemed invalid or terminated. Site plan extensions of time may be granted by the city commission prior to the expiration of a site plan upon a showing of good cause and when such extension will promote public health, safety and general welfare. Any request for an extension to a site plan must be submitted in writing to the director of planning for review no later than thirty (30) days prior to expiration of the site plan.
- The applicant is seeking to develop a 5, 610 sq. ft. church facility with eighty-five (85) parking spaces at the subject site.
- The subject property that the church will occupy is approximately 1.78 acres in size.
- There was previously a 2,065 sq. ft. vacant single-family home that has been demolished to develop the brand new church facility.
- The applicant requested the approval of a Zoning Atlas Amendment (Rezoning) from R-3, Single-Family Moderate Density Zone to C-3, General Commercial Zone. The applicant requested the approval of a Future Land Use Amendment from RL, Low Density Residential to GC, General Commercial.
- Both the Rezoning and Future Land Use Amendment requests were approved.
- The site plan was originally approved on June 4, 2018.
- On September 16, 2019, the applicant was granted a site plan extension of one year to June 4, 2020.
- New expiration would be June 4, 2021.
