SUBJECT:
Quasi-Judicial Hearing - Application for Conditional Use with New Construction submitted by property owner, Yes Sandhill Exp, LLC, and Representative Lucido & Associates, to development & operate a Manufactured Home Park with 202 home sites at 3030 South US Highway 1 in Fort Pierce, FL. The property is zoned Medium Density Residential (R-4). Parcel ID: 2422-344-0001-000-6.
SUMMARY:
- In accordance with Sections 125-237 & 125-313, 125-314 of the City Code, the applicant is requesting approval for Development Review (Major Site Plan), Conditional Use, and Design Review for a Manufactured Home Park with 202 home sites.
- The subject site was previously a Manufactured/Mobile Home Community known as Pleasure Cove and due to severe hurricane damage in the mid-2000’s the site closed. The owners at that time chose not to rebuilt. The Pleasure Cove development supported 209 home sites. The request today shows a reduction of seven (7) home sites.
- Sixteen letters were sent out to property owners within 500 feet of the subject property. Any comments that are received will be reported to the Commission at the meeting on November 16, 2020.
- The City of Fort Pierce Planning Board, at their October 13, 2020 meeting, voted 7 to 0 to recommend Approval of the request as presented.
RECOMMENDATION:
Approval with one (1) Condition
- A Landscape Bond will need to be provided at the time of Certificate of Occupancy for the clubhouse pursuant to City Code 123-6.
