Preliminary Plat - The Oaks at Moore's Creek - 1206 Avenue B (Lot 1) and Lots 1-10 and 16-24, South of Moore’s Creek and North of Avenue B
SUMMARY:
In accordance with Chapter 121, the applicant is requesting the review and approval of a Preliminary Plat to subdivide approximately 3 acres (16 parcels) into 17 platted lots that include a reconfigured right-of-way, 15 single-family residential lots and 2 water-management tracts. The applicant intends to develop a residential subdivision known as The Oaks at Moore’s Creek (Phase II), that will have 17 platted lots consisting of fifteen (15) single-family homes.
This project is the second phase of a City of Fort Pierce initiative to provide modern housing stock and workforce housing within the City’s Community Redevelopment Area designated by the City of Fort Pierce Redevelopment Agency, also known as the Community Redevelopment Agency. On March 2, 2009, the City Commission of the City of Fort Pierce approved the Final Plat of The Oaks at Moore’s Creek (Phase I) to subdivide approximately 2.29 acres with the condition that sidewalks be added to the plat. Phase I is located to the east and west of the proposed Phase II.

RECOMMENDATION:
The requested Application for Preliminary Plat meets the criteria as specified in Chapter 121 of the City Code of Ordinances and is consistent with the City’s Land Development Code and Comprehensive Plan, therefore Staff recommends that the Planning Board forward a recommendation of APPROVAL to the City Commission with one (1) condition:
- Prior to the submittal of the Final Plat address all the City of Fort Pierce Engineering Comments on the Plat document.
