Planned Development - Sunrise Residential - 9850 Midway Road

Applicant Derrick E Phillips Jr of Lucido and Associates, is proposing a Planned Development (PD) of approximately 516 acres of land immediately to north of Midway Road and west of I-95. The intent of the PD is to provide sustainable and flexible development options for a variety of uses by using the PD zoning district, including general commercial, neighborhood commercial and various residential uses. Included in this submission are a PD Master Plan, Preliminary Plat, and PD Guidelines for future build-out. A master Property Owner Association (POA) will be created to provide for continued and long term maintenance of common areas as well as the storm water system, master irrigation system common area signage, street lighting and other improvements and services.
