Applicant Marcela Camblor and Associates is proposing a 7,000 square foot, nonresidential building on an approximately 0.38 acre site at 301 Florida Avenue, more specifically at Parcel ID: 2410-711-0041-000-7. The applicant wants to provide urban flex-space within the City's CRA, and in order to do so needs to rezone the property to Planned Development, PD, to achieve CRA-consistent building placement. Currently, the property is zoned General Commercial, C-3, and has a Future Land Use of GC, General Commercial. The minimum depth of front yards required in the current zoning is 25 feet, with 8 feet being proposed. The minimum depth for side yards in the current zoning is 15 feet, with 5 feet being proposed.
