CORRECTIVE ACTIONS:

  1. The Florida room has been converted to livable space without a permit. Obtain a permit to return it to its original state or to bring the room up to code as livable space.
  2. Repair or replace the roof where it is leaking.
  3. A water heater and two exterior doors have been replaced without permits. The doors have been altered to fit the openings. Since the doors have been altered, the manufacturers' specifications are no longer valid for the purposes of obtaining a permit. Consult with a design professional to obtain documentation that these doors are code compliant and obtain required permits. The doors must also be supplied with weather stripping to be water tight.
  4. Repair or replace all damaged soffit and crawl space coverings.
  5. Repair all damaged light fixtures in the kitchen. Sufficient lighting must be provided to maintain a sanitary area.
  6. Repair or replace the exhaust hood over the stove.
  7. Repair or replace the oven, the window a/c unit, and the fireplace.
  8. Properly cap all exposed wiring.
  9. Install missing air-conditioning registers.
  10. There is evidence of termite damage. Have the property treated and provide documentation of treatment.
  11. Repair or replace all broken and defective window hardware and windows. Windows must be openable and able to stay open with their own hardware.
  12. Remove all bars from the interior of the structure to provide adequate egress in case of fire.

RECOMMENDATION:

The City requests that if the Special Magistrate finds the violation exists, the violator(s) be given 60 days to obtain a permit and comply with all permit conditions or a fine of $100.00 per day be assessed.
