SUBJECT:
Legislative Hearing - Ordinance 24-030 - Amending the Code of Ordinances of the City of Fort Pierce Chapter 125, Article 1, Section 125-3 - Definitions Generally, to provide for additional definitions, clarify existing definitions, to remove conflicts with State Statute and internal conflicts with the Code of Ordinances, and to provide consistency with the City’s Comprehensive Plan. FIRST READING.
SUMMARY:
Sec. 125-3. - Definitions Generally, of the City Code of Ordinances, requires amendment to remove conflicts with State Statute, and internal conflicts with the Code of Ordinances, and to provide consistency with the City’s Comprehensive Plan.
The proposed amendments to the definitions section incorporate changes to provide consistency with the City's Comprehensive Plan, the State Statute and definitions required in respect of other proposed changes to the City's Code of ordinances that are in process. These include: Boardinghouse & Roominghouse, Calculation of Floor Area Ratio, Building Floorspace, Net Density, Gross Density and various definitions pertaining to Family Entertainment Centers, Modular, Mobile and Manufactured homes. Agricultural Use is defined - the Future Land Use to allow such use is subject to a future review of the Comprehensive Plan.
This item was presented to the Planning Board at its March 11th, 2023 meeting. The board requested additional definitions for Workforce Housing, Affordable Housing and Urban Farming be added. Comparisons to State Statues and references thereto are used to strengthen the definitions as appropriate. These additions were presented to, and approved by the Planning Board at its April 8th, 2024, meeting.
Also, note that certain definitions providing zoning standards have been removed from the definitions section, such as Accessory Structure size and Student Housing. These standards will be reinserted within the various amendments to zoning categories as appropriate and if deemed necessary.
