Innovative Development - Duplex - 517 N. 15th Street
SUMMARY
The applicant is proposing the construction of a duplex in which Mr. Edward Davis will occupy one unit, with his family residing in the other. The required lot size for duplex development is 8,000 square feet, while the current lot size is 7,600 square feet. The applicant requests consideration under Code Sec. 125-243: Innovative Community Development – Ordinance No. 24-032, specifically for the lot width requirement to be waived. Furthermore, the applicant commits to designating one unit as affordable or below market rate if it becomes available for rent in the future.
The parcel has a Future Land Use of RM, Medium Density Residential, and a zoning of R-4, Medium Density Residential.
