Major Site Plan and Conditional Use - Self-Storage Facility - 1300 S. US Highway 1

SUMMARY
The proposed building is a four-story, climate-controlled, self-storage facility located off US Highway 1. The hours of operation may vary based on local demands. The expected hours of operation will be from 6AM to 1 OPM. The storage facility will employ approximately three to five people with two employees per shift.

The applicant informs that 'The most recent Phase II Environmental Site Assessment conducted during August 2021 demonstrated that petroleum hydrocarbon-impacted groundwater is present at the property at levels which will require further assessment and remediation. Furthermore, Phase II ESA demonstrated that petroleum hydrocarbon concentrations in excess of the Leachability standards have been identified in the soil. Currently, the environmental consultant is working on a proposal to continue the assessment in an effort to define the extent of the impacted groundwater and soil both vertically and horizontally. In addition, it is proposed that interim remedial action strategies will be implemented in an effort to mitigate these impacts'.
