SUMMARY

The subject property located at 910 N 10th Street, contains 0.26 acres (11,527 sq. ft.) of land, and is zoned R-4, Medium Density Residential Zone. The applicant proposes to construct two (2) duplexes / 4 dwellings units on the subject parcel with associated parking, landscaping and drainage improvements. This results in a density of 15.38 du/ac, exceeding the R-4 density limitations for both conventional (10 du/ac) and innovative residential developments (12 du/ac).

However, staff has determined that the subject parcel is located within the Fort Pierce Redevelopment Area outside of the Coastal High Hazard Area and less than ¼ mile to a fixed route bus stop. The property is therefore eligible for a density bonus of 5 du/ac under LDC Section 125-326. As such, the proposal exceeds density limitations (with bonus) for conventional developments (15 du/ac), and must be submitted under LDC Sec. 125-243, Innovative Community Development, to achieve the proposed 15.38 du/ac as a conditional use with new construction permit.
