SUBJECT:
Notification of Minor Replat Approval, 2721 & 2725 Oak Alley Drive, Lots 7 & 8, Block 3 of the Oak Alley Subdivision.
SUMMARY:
- The director of development, pursuant to City Code Section 18-6, has approved a minor replat for Lots 7 & 8, Block 3, of the Oak Alley Subdivision.The replat shifts the location of established preserve easements, and an internal property line to accommodate the construction of a new home on each lot, and replanting of new trees for preservation.
- The St. Lucie County Commission approved the Oak Alley Planned Development and Subdivision on November 15th, 2004.
- The City of Fort Pierce annexed the subject development, with an effective day of January 1st, 2014.
- The Oak Alley subdivision is home to approximately 36 new single-family residences, with several currently under construction. The development consists of 57 total single-family lots, accompanied by native preserves typified by pine and oak canopies.
- The property owners, Homeowners Association Architectural Review Board, and surveying team filed the request to adjust the lot and preserve easement lines of lots 7 & 8 due to minor surveying and development errors. The request has been coupled with a tree mitigation plan, which results in no net loss of preserve areas or native trees within the development upon completion.
- The Technical Review Committee has reviewed and approved the request.
