SUBJECT:

Approval of a two (2) year extension of a Site Plan and Conditional Use Approval, with conditions, for Indian River Villas located at 401 & 411 South Indian River Drive until April 2, 2019.

SUMMARY:

  • The applicant is requesting approval of a 2 year extension for the approved Site Plan and Conditional Use for the Indian River Villas development located at 401 & 411 South Indian River Drive. The extension would expire on April 2, 2019 if approved.
  • The property is zoned C-1, Office Commercial, with a Future Land Use Designation of CBD, Central Business District.
  • The project will consist of a 23 unit multi-family condominium that will be housed in one residential building. The buildings height will be 64’-8 ½”, and will cover 40% of the lot. 46 parking spaces will be provided with two of those spaces being designated as handicap. 12 of the spaces will be open air spaces, and the rest will be located underneath the first floor of the structure. Open space will account for about 35% of the site.
  • The Site Plan and Conditional Use was approved with conditions on March 21, 2016 (attached). 

RECOMMENDATION:

Approval of a 2 year extension, until April 2, 2019, of a Site Plan  and Conditional Use Approval for Indian River Villas located at 401 & 411 South Indian River Drive.
