CORRECTIVE ACTIONS:

For all units:
  1. A stop work order has been placed for the installation of windows and for the replacement of service wire and installation of a new branch circuit for unit 4.  Immediately cease all work until a permit has been obtained for this work and the required work below.
  2. Permit 4-8517 (CR2004-79) has expired without obtaining the required inspections.  Renew the permit and complete the installation of the windows, doors and shutters.
  3. Obtain a permit and repair the sub-floor.
  4. Seal all exterior openings including but not limited to around the roof area to prevent the entry of rodents.
  5. Replace weather stripping and door sweeps where they are missing.
  6. Repair or replace the roof where it is leaking.
  7. Replace the tile flooring to provide a safe walking surface.
  8. Replace ventilation fans in the bathrooms where there is no openable window for ventilation.
  9. Repair or replace smoke alarms as required.
  10. Properly secure the toilets to the floor where they are loose 
Specific to unit 2:
  1. A handle with a lock must be installed on the bathroom door.
  2. The fan box in the bedroom needs a proper plate installed.
  3. The heater must be repaired and/or replaced. 
Specific to unit 3:
  1. The fan hardware must be secured to the ceiling.
  2. The electrical outlet in one of the bedrooms must be repaired and/or replaced.
Specific to unit 4:
  1. The entry door on the west side must be repaired and/or replaced.
  2. The water heater has been replaced without a permit.  Once a permit is obtained, bring the installation up to code. 
  3. Have an electrician diagnose and repair electrical issues.  There appears to be a short or loose connection, including but not limited to the ceiling fan sparking when it is turned on. 
  4. Repair all holes in the wall.
  5. Seal all holes in the floor.
  6. Secure the ceiling fans to the ceiling.
  7. Replace the light switch in the bathroom. 
Specific to unit 5:
  1. Repair or replace the electrical fitting on the water heater.
  2. Repair or replace all leaking pipes under the sink.
  3. Repair or replace the heater.
  4. Replace the deadbolt lock on the entry door.
  5. Have an electrician diagnose and repair electrical issues.  There appears to be a short or loose connection.

RECOMMENDATION:

The City requests that if the Special Magistrate finds the violation exists, the violator(s) be given 60 days to obtain a permit and comply with all permit conditions or a fine of $250.00 per day be assessed.
