SUBJECT:

Application for Site Plan and Conditional Use submitted by Dennis & Jacklyn Koehl for construction of a single-family home to be located at 1613 Thumb Point Drive, which exceeds the maximum height of 28 feet for single-family homes in the R-1 District, within the South Beach Overlay.

SUMMARY:

  • Per City Code Section 22-16 which encompasses the South Beach Overlay District, single-family homes may be extended beyond 28 feet above base flood elevation (BFE) to a height 35 feet above BFE via Conditional Use approval.
  • The applicant is requesting to build to a height of 31 feet.
  • At their July 8th, 2014 meeting, the Planning Board voted unanimously to recommend approval of the Site Plan with Conditional Use.
  • 26 notifications were mailed to property owners within 500 feet, as of July 24th, 2014, 1 response has been received, 0 approving and 1 disapproving.
