SUBJECT:
Conditional Use and Site Plan Application submitted by Allied Well for construction of a Brine Storage & Transfer Tank Facility on property located at 650 S 29th Street, Fort Pierce, Florida.
SUMMARY:
- The Fort Pierce Utility Authority (FPUA) Board, at their September 16th, 2014 meeting approved an agreement with the applicant to construct a brine storage and transfer tank facility to accept and store a mixture of raw water and brine that will gradually discharge into the existing FPUA deep injection well.
- The 2 acre site is zoned R-4, Medium Density Residential and has a future land use designation of INST, Institutional.
- The proposed 40 ft. by 52 ft. tank facility would contain six (6), 6,000 gallon tanks, with a projected average daily load (ADL) of two (2), 5,200 gallon tankers.
- The presented facility has a peak height of 16 ft., and will be setback 96 ft. from South 29th Street and extensively landscaped to minimize view from the right-of-way.
- The existing trees on-site will be preserved or relocated to accommodate the new construction, and a 5ft. sidewalk connection will be constructed along South 29th Street.
- The Planning Board, at their January 13th, 2015 meeting, voted six to four to recommend approval of the Conditional Use and Site Plan. Concerns from the dissenting members were centered on the selection to deliver the brine solution into the City Limits.
- A total of 9 notifications of the proposed Conditional Use and Site Plan were mailed to the owners of property located within 500 feet of the subject property. As of January 22, 2015, 0 responses have been received. An update will be provided to the City Commission at the meeting.
