SUBJECT:

Approval with conditions of application for Site Plan Approval submitted by The Hutton Company to construct a Family Dollar Retail Store located approximately at 1210 S 25th Street, Fort Piece, FL.  Property is zoned C-2, Neighborhood Commercial. 
 

SUMMARY:

  • The City Commission, at their April 7th, 2014 meeting, approved a change in the zoning designation of the subject site, from C-1, Office Commercial to C-2, Neighborhood Commercial.
  • The proposed Site Plan includes the construction of a 8,755 S.F. retail store, with support parking, lighting, landscaping, storm water facilities, and pedestrian improvements.
  • A total of 89 new trees will be planted on-site in order to enhance the site, shade the proposed pedestrian pathways, and screen the neighboring residences to the west. Additionally, the landscape buffer along the eastern property line will be enriched by the construction of a six (6) ft. tall concrete block wall, accented with columns. 
  • The Planning Board, at their February 10th, 2015, meeting, voted unanimously to recommend approved of the Site Plan with the conditions presented by Staff, and the integration of an off-street loading space to process product deliveries.
