SUBJECT:

Approval of a Conceptual Development Plan submitted by Pro Team Med LLC, which proposes the construction of a Drug & Alcohol Treatment Center at 3295 S US Highway 1, Fort Pierce, FL. Property is zoned C-3, General  Commercial and R-4, Medium Density Residential.
 

SUMMARY:

  • The applicant is requesting the review and approval of a Conceptual Development Plan pursuant to Section 22-58(e) of the City Code for consideration of Drug & Alcohol Treatment Center at 3295 S US Highway 1.
  • The 3.06 acre site is predominantly vacant, with the presence of natural vegetation, and has split zoning designations of C-3, General Commercial and R-4, Medium Density Residential.
  • The considered complex is presented for development in two (2) phases, collectively representing 24,885 square feet in new construction, to provide a single campus to provide comprehensive rehabilitation services to individuals, from detoxification to sobriety.
  • The type and scale of the development will require formal Site Plan, Conditional Use, and Concurrency application and review for both of the proposed components of the facility to authorize development.
  • The Planning Board, at their May 12th, 2015 meeting, voted 9 to 1 to recommend approval of the requested Conceptual Development Plan.
  • Property notification letters are not distributed for Conceptual Development Plans

Upon consideration of any formal development applications, increased ad-valorem tax revenue would be generated from development of the subject site, if it is not operated as a Non-profit facility.
