SUBJECT:

Request to reduce code enforcement fines in the amount of $105,290.00 against 1305 Florida Avenue which was previously owned by Adal Khalil, 101 Monaco C, Delray Beach, FL 33446 and currently owned by PEP Financial LLC (TR), 2431 Atlantic Beach Boulevard, Ft. Pierce, FL 34949 to $12,234.11.

SUMMARY:

Mr. Richard Woodin, manager of PEP Financial, LLC purchased this property through a tax deed sale.  He was unaware of the lien at that time.  The new owner complied the violations and put a new roof on, as well as painted the building.

RECOMMENDATION:

The Code Enforcement Board heard Mr. Woodin's request and recommends to the City Commission to reduce the lien to $12,234.11.

Recommendation is based on:
  1. An excess funds from tax sale receipt was received on June 16, 2015 in the amount of $12,234.11.
  2. Mr. Woodin complied the violations and made other improvements to the property.

ALTERNATIVES:

  1. Deny the request.
  2. Make alternative recommendations.
