Ordinance 22-016 - Future Land Use Map Amendment - The South Side of Dickson Drive, at the intersection with South US Highway 1

SUBJECT:

Legislative Hearing - Ordinance 22-016: An Ordinance by the City Commission of the City of Fort Pierce, Florida: Amending the Future Land Use Map of the Comprehensive Plan to change the designation of two (2) parcels generally located along the south side of Dickson Drive, at the intersection with South US Highway 1, from City of Fort Pierce General Commercial (GC) to City of Fort Pierce Medium Density Residential (RM); providing for a severability clause; providing for repeal of ordinances or parts thereof in conflict herewith; and providing for an effective date.  SECOND READING

SUMMARY:

In accordance with Sections 125-37, 125-133, and 125-136 of the City Code and Chapter 163.3184, F.S., the applicant is requesting the review and approval of a Zoning Atlas Map Amendment (Rezoning) from C-3, General Commercial Zone and PD, Planned Development (for four parcels) to PD, Planned Development. The applicant is also requesting review and approval of two (2) Future Land Use Map Amendments from GC, General Commercial to RM, Medium Density Residential for three parcels of land. Lastly, in accordance with Chapter 121 of the City Code, the applicant is requesting review and approval of a Preliminary Plat for approximately 132.7 acres of land. The applicant is requesting all applications so that they may develop a residential subdivision known as The Preserve at Savanna Lakes, that will have 650 platted lots consisting of single-family homes, villas, and townhomes. The subject site was previously approved as a Planned Development by the name The Preserve at Gator Trace in 2006. The previously approved Planned Development has since expired.
