SUBJECT:
Quasi-Judicial Hearing - Review and approval of an application for a Conditional Use with No New Construction submitted by applicant, Lindsay School of the Arts, to operate a private arts school with 3 classrooms for approximately 25-30 students at 515 Avenue A. Property is zoned General Commercial (C-3). Parcel ID: 2410-606-0005-000-0
SUMMARY:
- The applicant is requesting the review and approval of a Conditional Use with No New Construction to allow a School of the Arts.
- The applicant is seeking to operate the school in an existing 23,742 square foot structure. The property has a Future Land Use designation of General Commercial with a compatible zoning classification of General Commercial (C-3)
- The applicant has submitted a floor plan that will consist of 3 classrooms and 3 restrooms.
- Operation of the facility will be from 8:30 am to 3:30 pm, Monday through Friday. There will be a total of 3 employees and the site will accommodate approximately 25-30 students. The school is geared to students in grades 6th through 11th .
RECOMMENDATION:
The proposed use offers a provision of Elementary, Middle and High School representing a limited commercial use that is compatible with the surrounding neighborhood and is generally consistent with the City’s Comprehensive Plan and Land Development Code with appropriate restrictions. Therefore, Staff recommends APPROVAL of the subject Conditional Use.
