SUBJECT:

Quasi-Judicial Hearing - Review and approval of an application for a Conditional Use submitted by Michael Menard Architectonic, Inc.,to to convert the existing 2,833 square feet office building back to single family residence located at 326 South 2nd Street. Parcel ID:2410-808-0006-000-7

SUMMARY:

  • In accordance with Sections 125-76 and 125-133 of the City Code, Article 5 of the City Code, the applicant is requesting the review and approval of a Conditional Use with No New Construction in order to convert the existing 2,833 square feet office building, constructed as single family residence, back to its original use.
  • The proposed chances include: extension of the back porch, addition of the swimming pool, remodeling the garage, addition of entry pergola and removing of part of parking lot.
  • The intention of the applicant is to “rehabilitate the historic structure by removing all the commercial conversions that have been done over the years and bringing the structure back to a wonderful historical single family residence with in the Downtown Historic District”.  

RECOMMENDATION:

The requested Conditional Use with No New Construction is generally consistent with City Code and the Comprehensive Plan, and does not adversely affect the public health, safety, convenience, and general welfare. Therefore, Staff recommends APPROVAL.
