SUBJECT:

Quasi-Judicial Hearing - Review and Approval of an application for a Preliminary Plat, submitted by Property Owner(s), SK Savannah Lakes LLC, and Applicant, Dennis Murphy, Culpepper & Terpening, Inc., to subdivide approximately 132.696 acres of land (more or less) into 650 platted lots including common-area tracts, drainage & access easements, water management tracts, lift station easements,  and utility easements for The Preserve at Savannah Lakes Subdivision at or near the East Side of S US Highway 1 at the intersection of Dickson Drive and lying North of the existing Gator Trace Planned Development in Fort Pierce, FL. The property is currently zoned Planned Development (PD). Parcel Control Number(s): 2426-333-0015-000-5, 2427-433-0002-000-1, 2427-433-0001-000-4, 2434-121-0001-000-8.

SUMMARY:

  • Request for review of an application for Subdivision (Preliminary Plat) to subdivide approximately 132.696 acres of land (more or less) into 650 platted lots including common-area tracts, drainage & access easements, water management tracts, lift station easements,  and utility easements for The Preserve at Savannah Lakes Subdivision at or near the East Side of S US Highway 1 at the intersection of Dickson Drive and lying North of the existing Gator Trace Planned Development.
  • The subject property has a Future Land Use designation of Medium Density Residential (RM) and a Zoning designation of Planned Development (PD).

RECOMMENDATION:

Staff recommends Approval of the request with one (1) condition:
  1. Prior to the submittal of the Final Plat, the applicant shall address all the City of Fort Pierce Engineering Comments on the Plat document.
