Rezoning - Planned Development - Fort Pierce Commercial - 301 Florida Avenue
SUMMARY:
Request for review of an application for a Zoning Map Amendment of one (1) parcel from General Commercial (C-3) to Planned Development (PD) at 301 Florida Avenue, more specifically at Parcel ID: 2410-711-0041-000-7.
The request to change the zoning to PD is to accommodate a small 7,000 square-foot building for a commercial infill site, providing four (4) commercial (office/warehouse) within the CRA. The exceptions to the PD will allow over a zoning of C-3 are as follows:
The request to change the zoning to PD is to accommodate a small 7,000 square-foot building for a commercial infill site, providing four (4) commercial (office/warehouse) within the CRA. The exceptions to the PD will allow over a zoning of C-3 are as follows:
- Minimum depth of front yard is required to be 25 feet and 8 feet is proposed.
- Minimum depth of side and rear yards is required to be 15 and 5 feet side yards are proposed.
- Maximum lot coverage is 60% required and 50% proposed with a building and sidewalks. The remainder is open space and pervious materials.
- Architecture is consistent with a contemporary industrial style.
RECOMMENDATION:
Staff's recommendation is for the Planning Board to move the proposed Rezoning (PD) for approval to City Commission with five (5) conditions:
- A completion certification by a landscape architect, cost estimate and landscape bond pursuant to City Code 123-6 shall be required before the Final Certification of Occupancy is approved for the site.
- Addresses will need to be submitted through the Planning Department for all units prior to building permit applications.
- The Engineering Department's comments will be met prior to submittal of a DPCR.
- The Final PD Site Plan shall be in unified control and property ownership. All land intended to be included in the planned development shall be under the legal control of the applicant.
- The Final PD Site Plan shall include all agreements, provisions and covenants which govern the use, maintenance and continued protection of the planned development and any of its common open spaces or other shared areas. The material shall include material which binds successors in title to any commitments concerning completion of the project and its maintenance and operation.
