SUBJECT:

Request from MGC Fort Pierce Corporation located at 7151 Okeechobee Road for a two year site plan extension for a future hotel providing a new expiration date of September 15, 2018.

SUMMARY:

On September 17, 2007, City Commission approved a site plan application with conditions submitted by the new owner MGC Fort Pierce Corporation for the construction of two hotels, a Holiday Inn Express and a Candlewood Suites. The approval was conditioned upon the construction of the Candlewood Suites beginning within five years from the date of Certificate of Occupancy for the Holiday Inn Express. MGC Fort Pierce Corporation proposed that the development would occur in several phases and include demolishing an existing hotel. On September 15, 2009, The Holiday Inn Express was issued a conditional certificate of occupancy. On June 2, 2014, the City Commission of the City of Fort Pierce granted a two (2) year Site Plan Extension to the approved site plan for the construction of the Candlewood Suites to be located at 7151 Okeechobee Road. The subject development has the potential to increase ad-valorem tax revenue. The property is zoned C-3, General Commercial with a Future Land Use of Commercial General. Per Section 22-58(j) of the City Code, extensions "of time" may be granted by the City Commission prior to the expiration of a Site Plan upon a showing of good cause and when such extension will promote public health, safety and general welfare.

RECOMMENDATION:

Approval of a two (2) year extension granting a new expiration date of September 15, 2018.
