SUBJECT:
Reduce code enforcement lien associated with 708 Grandview Boulevard, Ft. Pierce, FL, Parcel ID #2422-711-0008-000-1 previously owned by Rudaina Ibrahim, 708 Grandview Boulevard, Ft. Pierce, FL and currently owned by Qamar Wahaj, 233 SW Whitmore Drive, Port St. Lucie, FL 34984 in the amount of $22,330.00 ($30.00 recording fees) to $1,350.00 contingent upon payment of the reduced amount in 90 days.
SUMMARY:
- Mr. Wahaj purchased the subject property at a foreclosure auction on January 22, 2016.
- The violations were incurred by the previous owner January, 2005 and was corrected by previous owner in September, 2005.
- In 2007 previous owner requested a lien reduction which was approved by the City; however, due to non-payment it reverted back to the original amount.
- October 2016 learned that a foreclosure took place on the property but the City's lien was filed prior to the Lis Pendens. It did not list the City as a party; therefore, the City's lien is valid.
- November 15, 2016 Special Magistrate heard the request for reduction and recommends the City Commission reduce the lien from $22,330.00 ($30.00 recording fees) to $1,350.00 payable in 90 days.
RECOMMENDATION:
Staff recommends reducing the code enforcement lien from $22,330.00 ($30.00 recording fees) to $1,350.00 payable in 90 days.
