SUBJECT:
Resolution 25-R24 Granting or Denying a Time Extension for the Sale Agreement of 1204 Avenue E.
SUMMARY:
On April 1, 2024, the City of Fort Pierce entered into an agreement pursuant to Resolution No. 24-R13 for the sale of property at 1204 Avenue E, Fort Pierce, FL 34950. The agreement required the grantee to develop a three-bedroom, two-bathroom four-plex multifamily home following a specified development timeline.
Per the agreement, the grantee was required to apply for all necessary approvals and permits within six months of the title’s conveyance. The property was conveyed on June 28, 2024, establishing a December 28, 2024, deadline.
The grantee did not meet this deadline and has requested a six-month extension. If approved, the new deadline to obtain the required approvals would be June 28, 2025. The permit application submittal was delayed due to a delay in the Property Appraiser’s office combining the grantee’s two lots, 1200 Avenue E and 1204 Avenue E. The lots were finally combined in February 2025. A survey for the parcel has now been ordered, and once received, the architect can proceed with the architectural drawings, which still require approval from the Planning Department and the Historical Preservation Committee.
