The parcel has a St. Lucie County Zoning designation of HIRD, Hutchinson Island Residential District and the balance of the property located along South Ocean Drive / State Highway A1A is zoned as CG, Commercial General.
 

Staff recpmmends the Planning Board recommend approval of the Annexation to City Commission.
