SUBJECT:

Ordinance 17-012 Amending the Future Land Use Map of the Comprehensive Plan to change the designation of property located between 1000 - 1190 Avenue O from Low Density Residential (RL) to General Commercial (GC) & Neighborhood Commercial  (NC) . SECOND READING

SUMMARY:

  • The applicant, Blue Water LLC., is requesting the approval of a Comprehensive Plan Future Land Use Map Amendment, for 5.99 acres of property, to place the properties within the General Commercial (GC) and Neighborhood Commercial (NC) land use districts.
  • Ordinance 17-012 presents the small scale Comprehensive Plan Future Land Use Map Amendment proposed for 1000 - 1190 Avenue O, 4.42 acres of land, from Low Density Residential (RL) to General Commercial (GC) & Neighborhood Commercial  (NC) .
  • The subject site is located on the south side of Avenue O between Ilous Ellis Park (12th Street) and the unopened 10th Street right-of-way.  The applicant holds 13.18 acres of property, from US Highway 1 west through the subject property. 6.88 acres of said property is currently within the General Commercial district. The applicant seeks to couple the properties for collective marketing of commercial development along US Highway 1 between both causeways.
  • The Planning Board, at their February 14th, 2017 meeting, voted unanimously to recommend approval of the request as presented.
