SUBJECT:

Notification of Director of Development's approval of a Minor Amendment to Site Plan for Phase 2 of Sunrise's expansion, reducing the dealership facility size from 45,000 sq. ft. to 11,653 sq. ft. and a 2,900 sq. ft. addition to the existing service center, accommodating the modern Volkswagen Dealership design.

SUMMARY:

  • The St. Lucie County Commission, on June 25th, 2001, approved a phased Site Development Plan consisting of a 55,000 sq. ft. motor vehicle dealership and service center at 5359 S US Highway 1.
  • The approved plan provided for development of a 7,500 sq. ft. Quick Lane Service Center, parking, access, landscaping, and drainage facilities in Phase 1, with Phase 2 authorizing a 45,000 sq. ft. structure containing a vehicle showroom, dealer offices, parts division, and service center.
  • Phase 1 of the development plan was completed in 2002.
  • The City of Fort Pierce annexed the site in June of 2015.
  • The minor amendment replaces the approved 45,000 sq. ft. structure of phase 2 with a 11,653 sq. ft. showroom / office, and 2,900 sq. ft. addition to the existing service center, reducing the size of the dealership to accommodate a more compact and modern Volkswagen Dealership design.
  • The Director of Development has administratively approved the Minor Amendment based upon consistency with Section 22-58(i) and the Comprehensive Plan.

RECOMMENDATION:

View Approved Minor Amendment

ALTERNATIVES:

Present findings that the proposed amendment is substantial, not minor, in nature, whereupon the amendment shall then be reviewed by the same procedure required for original approval as set forth in this section.
