SUBJECT:

Quasi-Judicial Hearing (Waived) - Review and approval of an application for a Conditional Use with No New Construction, submitted by Property Owner and Applicant, Crownman FL LLC to add the use of Bed and Breakfast to the existing primary structure, at 515 S. Indian River Drive, Fort Pierce, FL.  The property is zoned C-1, Office Commercial Zone (Parcel ID 2401-810-0001-000-9).

SUMMARY:

  • The applicant is requesting the review and approval of a Conditional Use with No New Construction to add a Bed and Breakfast Use to the existing primary structure.
  • The subject site currently has two (2) buildings on the property. One (1) primary structure and one (1) ancillary structure.
  • The existing buildings have a total gross area of 4,383 sq. ft.
  • The subject property is zoned Office Commercial Zone (C-1) with a future land use of Central Business District (CBD).

RECOMMENDATION:

The requested Conditional Use with No New Construction is consistent with City Code, the Comprehensive Plan, and does not adversely affect the public health, safety, convenience and general welfare; Staff recommends City Commission approve the requested Conditional Use with No New Construction for the proposed Bed and Breakfast use within Office Commercial Zone (C-1).
