Approval of Minor Site Plan Modification - Inlet Palms - 1502 Seaway Drive

SUBJECT:

Notification of Director of Development's approval of a Minor Amendment to Site Plan for Inlet Palms  at 1502 Seaway  Drive, Fort Pierce, FL. The properties are zoned Planned Development, PD zone. (Parcel IDs: 2401-501-0279-000-1 and 2401-501-0279-010-4).   The Minor Amendment reduces the total number of residential units from seven to six, adds additional parking and a gazebo amenity for the property. 

SUMMARY:

  • The original plan for Inlet Palms was approved on August 17, 2015
  • The original site called for seven townhomes on the site, the modification provides for the six units parallel to the water, but the elimination of the seventh unit that did not feature any water views.  In its place, the developer is offering additional parking spaces and a gazebo amenity for resident's enjoyment. 
  • The property is under construction
  • The Planning Department has administratively approved a minor amendment based upon Section 22-58(i). 

RECOMMENDATION:

Accept Staff Approval 

ALTERNATIVES:

Present findings that the proposed amendment is substantial, not minor in nature, whereupon the amendment shall then be reviewed by the same procedure required for original approval as set forth in this section.
