SUBJECT:
Approval of a two (2) year extension for the Site Plan approval for Candlewood Suites, located at 7151 Okeechobee Road, the new expiration date would be September 15, 2020.
SUMMARY:
- The applicant is requesting a two (2) year extension of the approved site plan for Candlewood Suites, located at 7151 Okeechobee Road. This would be the second of two hotels on the site. The Holiday Inn Express was the first hotel completed on the site.
- The property is currently zoned C-3, General Commercial with a Future Land-Use of GC, General Commercial
- The project previously received a site plan extension in 2014 and 2016
- The current site plan approval expires on September 15, 2018
- The applicant is requesting the extension because of the slow recovery in the local market for additional hotel space. Over the past year, there has been some shift in the market that leads the applicant to believe the time is approaching when they can commence construction on the second hotel option for the site.
RECOMMENDATION:
Approval of a two year extension until September 15, 2020 for the Candlewood Suites Site Plan.
ALTERNATIVES:
Deny the extension of time, or authorize a different time period than two years.
