Zoning Atlas Map Amendment - Kings Landing Development - 322 North 2nd Street

SUBJECT:

Quasi-Judicial Hearing - Ordinance 20-012 rezoning ten (10) properties generally located at or near 322 North 2nd Street from Light Industrial (I-1) for eight (8) parcels and Central Commercial (C-4) for two (2) parcels to Planned Development (PD). FIRST READING

SUMMARY:

  • The subject application includes a rezoning for eight (8) parcels from Light Industrial (I-1) and two (2) parcels from Central Commercial (C-4) to Planned Development (PD) with an underlying zoning of Central Commercial (C-4).
  • On November 14, 2018, the City of Fort Pierce and the Fort Pierce Redevelopment Agency issued a Request for Qualifications (RFQ No. 2019-003) to interested and qualified developers to submit a Statement of Qualifications for the redevelopment of several parcels generally known as the former H.D. King Plant site located in the heart of the City’s downtown.
  • After evaluating the responses submitted in the competitive procurement process in response to RFQ No. 2019-003, the Fort Pierce Redevelopment Agency and Audubon Development, Inc., (Audubon) a Florida corporation entered into a development agreement on December 2, 2019 (see Attachment 1).
  • As part of the the agreeemnt between the developer and the City, the City is responsible for processing the Zoning Atlas Map Amendment.
