CORRECTIVE ACTIONS:
- A change of use is required for the front structure going from a commercial use to a residential use.
- Repair or replace all rotten wood on the exterior of the structure.
- The rear building has been stuccoed without a permit and water heaters have been replaced without permits. Obtain permits for the work that has been done.
- Units must have smoke alarms.
- Units must have heat.
- Units must have openable windows. Repair all windows and window hardware.
- Install proper blanks in the breaker panel, the current plastic blank is unsafe.
- Tenants allege that the deck/roof is unsafe and that they have been advised to stay off of it. Repair the roof or provide documentation from a certified engineer that the roof is structurally sound.
- The building has evidence of ants and termites. Have the building treated.
- Repair all holes in interior walls including around the pipes to minimize entry of insects.
- Newer style windows must be provided with window screens.
- Bathrooms must either have a window or a mechanical ventilation fan.
- A constant light source must be provided along the stairway and also at common entry ways.
- Install proper face plates over electrical outlets and light switches.
- Light fixtures must have proper coverings.
- Ensure proper wattage bulbs are installed in light fixtures. There is discoloring on the ceiling in one of the units that may indicate an unsafe wattage light has been installed.
- Please note that items one and two are regarding the front structure. All other items are regarding the rear structure.
RECOMMENDATION:
The City requests that if the Special Magistrate finds the violation exists, the violator(s) be given 30 days to obtain a permit and comply with all permit conditions or a fine of $100.00 per day be assessed.
